Use of Materials and Quality of High-Rise Building Projects and Recidential Condomenium in Bangkok

The purposes of this study were to explore the information which is relevant to a high rise building residential condominium including materials, price ranges and locations in Bangkok, and to compare the uses of materials in each price range of the high rise building residential condominiums. The 9 high rise building residential condominiums of the 3 property developers whose investment value were on the top 3 in 2018 were taken into consideration. These 3 projects were started in 2017 – 2019, and they are still in process. The purposive sampling was employed to select the sample of the study. The samples were divided into 3 groups according to the price range per square meter. These were listed in descending order of price. The documentary research was used for data collection.
The qualitative research was employed to analyse the data. The findings of the study reveal that the A group of the high rise building residential condominiums had an average price over 250,000 baht per square meter. In this group, the location and the elegance of the project were the most important factors of the customers’ decision to buy the place rather than the price. The investigators intentionally paid attention to the materials. Most of them were from high-end brands and imported from foreign countries. On the other hand, the average price of the B+ group was around 120,000 – 200,000 baht per square meter. The targeted customers of this group would buy it for investment or being their own residence. the B group. The average price of this group was around 80,000-120,000 baht per square meter. When the cost was higher, the room size became the main factor to develop the products. This study manifests the information about the materials and quality of high-rise building residential condominium in each price range. Also, the information derived from this study is useful for the high-rise building residential condominium project developers and investors.
