ความต้องการของผู้มีรายได้ปานกลางในเขตกรุงเทพมหานครและปริมณฑลที่มีต่อคุณลักษณะบ้านเดี่ยว

Abstract

        ช่วงหลายปีที่ผ่านมา การปลูกสร้างบ้านพักอาศัยในรูปแบบโครงการบ้านจัดสรร โดยเฉพาะบ้านเดี่ยวสำหรับผู้มีรายได้ปานกลางในเขตกรุงเทพมหานคร และปริมณฑลมีจำนวนเพิ่มขึ้นอย่างมาก การปลูกสร้างบ้านเหล่านี้มักมีการจัดเตรียมให้มีพื้นที่ใช้สอยพื้นฐานและรูปแบบทางสถาปัตยกรรมที่คล้ายคลึงกัน ถึงแม้จะมีการศึกษาความคิดเห็นและความต้องการต่อลักษณะบ้านพักอาศัยของผู้บริโภคมาอย่างต่อเนื่อง แต่เนื่องจากพฤติกรรมการอยู่อาศัยของผู้บริโภคมีการเปลี่ยนแปลงไปอย่างรวดเร็ว ทำให้เกิดคำถามว่า ความต้องการโดยเฉพาะในกลุ่มผู้มีรายได้ปานกลางต่อคุณลักษณะของบ้านพักอาศัยในปัจจุบันนั้นเป็นอย่างไร บทความนี้มีวัตถุประสงค์เพื่อนำเสนอผลการสำรวจความคิดเห็นและความต้องการของผู้มีรายได้ปานกลางในเขตกรุงเทพมหานครและปริมณฑลต่อคุณลักษณะบ้านเดี่ยว ซึ่งเป็นผลมาจากการสำรวจโดยใช้แบบสอบถามต่อกลุ่มตัวอย่างจำนวนทั้งสิ้น 345 คน ในช่วงเดือนพฤษภาคม-กรกฎาคม 2553

        ผลการศึกษาพบว่า นอกจากผู้ตอบแบบสอบถามจะแสดงความต้องการพื้นฐานของการมีทำเลที่ตั้งที่ปลอดภัย ปราศจากมลภาวะ และสามารถเดินทางได้สะดวกด้วยระบบขนส่งมวลชนสาธารณะแล้ว ยังต้องการประโยชน์ใช้สอยที่สอดคล้องกับกิจกรรมและจำนวนสมาชิกของครัวเรือน และเอื้อให้เกิดการพบปะสังสรรค์ระหว่างสมาชิกในครอบครัวอีกด้วย บ้านเดี่ยวควรมีรูปลักษณ์ที่ทันสมัยและเรียบง่าย โดยไม่ลอกเลียนแบบตะวันตก มีความโปร่งโล่ง ระบายอากาศได้ดี และมีการเลือกใช้วัสดุที่มีคุณภาพดีซึ่งควรเป็นสินค้าผลิตภายในประเทศ นอกจากนี้ผู้ตอบแบบสอบถามยังให้ความสำคัญต่อคุณลักษณะของบ้านเดี่ยวและชุมชนที่จะต้องสามารถรองรับปัญหานํ้าท่วมที่อาจเกิดขึ้นได้

Requirements of middle income families in the greater Bangkok area for single house characteristics

        During the past few years, there have been an increasing number of housing developments particularly a single-house type for middle income families in the areas of Bangkok and outskirt provinces. These houses often appear with similar patterns in basic functions and architectural confi gurations. There have been various studies on the consumers’ opinions and desires for the characteristics of their houses, but since people’s behaviors have changed quickly this raises a question: How have the consumers, particularly middle income families, thought about the characteristics of their house? This paper aims to illustrate a study on needs and opinions for a single house of the middle income families in the areas of Bangkok and outskirt provinces. Data were derived from surveys with 345 samples using questionnaires, which were distributed during May – July 2010.

        The study results revealed that besides middle income families desire not only their basic needs of house locations with safe, pollution-free and convenient access to public transportations, but also domestic functions that suit activities of all family members as well as generate meeting opportunities among them. A single house should have modern and simple appearance, which does not imitate western style. It must have an open feature and good ventilation, and use good quality of materials that should be produced in Thailand. In addition, middle income families express important needs on a single house and community that have to be designed to prevent a potential fl ooding problem.
