การศึกษาความต้องการและความพึงพอใจบ้านสำเร็จรูปขนาดเล็ ก

Abstract

        บทความนี้เป็นการศึกษาความต้องการและความพึงพอใจบ้านสำเร็จรูปขนาดเล็กในเขตพื้นที่ภาคกลางที่มีราคาตั้งแต่ 100,000-500,000 บาท เครื่องมือที่ใช้ในการศึกษาเป็น แบบสำรวจความต้องการของกลุ่มประชากรที่มีอายุ 24 ปีขึ้นไป จำนวน 144 ราย และแบบสำรวจความพึงพอใจในการอยู่อาศัยในบ้านสำเร็จรูปขนาดเล็ก จำนวน 10 ราย และท้ายสุดเป็นการสัมภาษณ์ผู้ประกอบการทำธุรกิจบ้านสำเร็จรูปขนาดเล็ก

         ผลการศึกษาพบว่า ผู้ตอบแบบสอบถามมีความต้องการบ้านสำเร็จรูปขนาดเล็กส่วนมากเป็นเพศหญิง คิดเป็นร้อยละ 62.5 มีอายุเฉลี่ยที่ 36–45 ปี คิดเป็นร้อยละ 42.3 สถานภาพสมรสคิดเป็นร้อยละ 65.2 มีระดับการศึกษาปริญญาตรี คิดเป็นร้อยละ 50.6 มีอาชีพข้าราชการ คิดเป็นร้อยละ 44.4 รายได้เฉลี่ยต่อเดือน 10,000-30,000 บาท คิดเป็นร้อยละ 39.5 มีความต้องการบ้านไม้สำเร็จรูปขนาดเล็ก คิดเป็นร้อยละ 84.7 รูปแบบบ้านไม้มีความสวยงามเหมาะสมปานกลาง คิดเป็นร้อยละ 55.6 เหมาะกับผู้อยู่อาศัย 2 คน คิดเป็นร้อยละ 65.2 ควรมีห้องสำหรับใช้สอย 2 ห้อง คิดเป็นร้อยละ 52 ความต้องการพื้นที่ใช้สอย 37-60 ตารางเมตร คิดเป็นร้อยละ 62.5 ราคาบ้านเฉลี่ยควรตํ่ากว่า 14,000 บาทต่อตารางเมตร คิดเป็นร้อยละ 44.4 งบประมาณค่าก่อสร้างตํ่ากว่า 500,000 บาท คิดเป็นร้อยละ 59.0 รูปแบบการใช้สอยส่วนมากเลือกเป็นที่พักตากอากาศและที่อยู่อาศัยขนาดเล็ก ผู้ตอบแบบสอบถามความพึงพอใจในการใช้บ้านไม้สำเร็จรูปพบว่า มีความพึงพอใจโดยรวมอยู่ในระดับปานกลาง รายการที่กลุ่มตัวอย่างมีความพึงพอใจในระดับมาก คือ ก่อสร้างได้รวดเร็ว/สามารถเข้าอยู่ได้ทันที และสามารถเปลี่ยนที่ตั้งได้เหมาะสำหรับเป็นบ้านพักอาศัยขนาดเล็ก จากการสำรวจและสัมภาษณ์ผู้ประกอบการบ้านสำเร็จรูปขนาดเล็กพบว่า บ้านไม้สำเร็จรูปขนาดเล็กราคาเฉลี่ย 20,000-35,000 บาทต่อตารางเมตรขึ้นอยู่กับชนิดของไม้ใช้เวลาในการผลิตเฉลี่ยประมาณ 15-30 วัน โดยมียอดขายเฉลี่ยปีละ 7-12 หลัง ส่วนบ้านโครงสร้างเหล็กและผนังไม้เทียมราคาเฉลี่ยที่ 10,000-20,000 บาท ใช้เวลาผลิตเฉลี่ยที่ 7-15 วันต่อหลัง ยอดเฉลี่ยปีละ 10-20 หลัง

         ดังนั้นสามารถสรุปได้ว่า ตลาดบ้านสำเร็จรูปขนาดเล็กควรปรับปรุงคุณภาพตามความต้องการของลูกค้า และหน่วยงานภาครัฐ วิศวกร สถาปนิกควรมีส่วนร่วมในการพัฒนาระบบให้ได้มาตรฐานทั้งความปลอดภัย แข็งแรง และมีคุณภาพเป็นที่ยอมรับ

A Study of User Requirements and Satisfaction Concerning Small Prefabricated Houses

        This article concerns the study of requirements and satisfaction of customers regarding small prefabricated houses in the price range of 100,000 to 500,000 Baht located in the central region of Thailand. The study was carried out by means of interviews and two sets of questionnaires. The first set of questionnaire inquired about user requirements from 144 respondents aged 24 and older, while the second set inquired about satisfaction with living conditions in the small prefabricated houses of 10 respondents. Other information were obtained through interviews with
entrepreneurs.

         In the study, 62.5% of respondents to the requirements questionnaire were females; 42.3% were aged between 36–45 years old; 65.2% were married; 50.6% hold a bachelor’s degree; 44.4% are government officials; 39.5% earn 10,000-30,000 Baht per month; 84.7% prefer small prefabricated timber houses; while 55.6% would like a timber house with moderately nice appearance; 65.2% want a house for 2 people; and 52% said that there should be 2 rooms; 62.5% require 37-60 square meters of floor area; 44.4% said that the average house price should be lower than 14,000 Baht per square meter; 59.0% said construction cost should be lower than 500,000 Baht. Apart from that, the majority of them chose to use it as a small house for vacation and living in. Respondents to the satisfaction questionnaire indicated that they were moderately satisfied in general. What they were highly satisfied with, was the fast construction process that allowed them to move in almost immediately, the option of being able to build it on alternative sites and its suitability as a small compact house. From surveys and interviews with entrepreneurs and manufacturers, it was found that for a small prefabricated timber house, the average cost is around 20,000-35,000 Baht per square meter, depending on the type of timber; about 15-30 days are generally needed for assembly, and average sales figure is around 7-12 houses per year. A steel-frame house with imitation-wood walls requires around 7-15 days to assemble and costs 10,000 - 20,000 Baht, while the average number of sales is around 10-20 houses per year.

         From the research, it can be concluded that small prefabricated houses should improve their quality according to the requirements of the customers. The public sector, engineers and architects should also be involved in helping to improve the production system in order to ensure that safety, durability, and quality, meet acceptable standards.
