An Approach to Facility Management through Building Information Modeling and Digital Twin

Abstract

Facility Management (FM) in the digital era has evolved from traditional control and maintenance focused processes to data driven management emphasizing efficiency and precise decision making. However, many organizations still encounter challenges regarding fragmented data and a lack of interoperability across design, construction, and operational phases. This disconnect prevents the full utilization of building data, leading to significant losses in time, cost, and operational efficiency. Consequently, Building Information Modeling (BIM) emerged as a pivotal tool for systematically collecting, storing, and visualizing structural building data throughout the entire lifecycle, from design to operation. Simultaneously, Digital Twin technology has evolved to reflect the real time status of physical assets by integrating data from sensors and databases to simulate scenarios and accurately predict potential problems. This article proposes an integrated approach through BIM and Digital Twin technologies to enhance Facility Management capabilities in terms of efficiency and proactive management, while creating added value for organizational assets. The study adopts a documentary research methodology combined with a conceptual framework synthesis based on relevant academic literature, international standards, and best practices related to asset management and digital technologies. The findings indicate that the integration of BIM and Digital Twin can transform Physical Asset Management from a reactive process into an intelligent data driven system. This transition elevates facility management into a holistic digital ecosystem, improving data accuracy and transparency among stakeholders, and reducing maintenance costs marking a significant milestone for Facility Management in the true digital era.
