Knowledge, Skills, and Attitude Competencies Affecting Job Performance of Property Appraisers in Nonthaburi and Pathum Thani Provinces

Abstract

The objectives of this research were: 1)to investigate the levels of job competency and performance among property appraisers; 2)to compare job performance based on demographic characteristics; and 3)to analyze the influence of competencies on job performance. This quantitative study utilized a survey research design. The sample consisted of 384 property appraisers, including full-time employees and contractors, working for valuation firms or financial institutions within Nonthaburi and Pathum Thani provinces. Data were collected using a validated questionnaire with high reliability and analyzed using mean, standard deviation, One-Way ANOVA, and Multiple Regression Analysis.The research findings revealed that: 1) Property appraisers demonstrated overall competency and job performance at a very high level. The attitude dimension was ranked as the most significant, followed by technical skills and knowledge, respectively. 2) Comparative analysis of demographic factors indicated that appraisers with differences in age, educational attainment, professional certifications, and employment types exhibited significantly different levels of job performance. 3) The multiple regression analysis concluded that technical knowledge (β = 0.393) and skills (β = 0.260) are the primary predictors of job performance at .01 significant level, explaining 49.7% of the variance (Adjusted R2 = 0.497). These two dimensions directly enhance both the quality and timeliness of valuation reports.
