Abstract

The purpose of this study was to determine the feasibility of investing in a dormitory business named MUAN-BAAN Residence near Suranaree University of Technology. This study analyzed the marketing, technical, management, and financial feasibility of the business project. Marketing feasibility research considered the external environment, industry environment, strengths, weaknesses, opportunities, and threats along with marketing mix factors affecting the decision to use the dormitory service. A questionnaire was used to collect data from 400 participants living near Suranaree University of Technology in Nakhon Ratchasima Province. The results showed that this project requires an investment of 17,331,200 baht, comprised of the owner’s investment of 47.23% (8,500,000 baht) and loans from the family business of 52.77% (9,5000,000 baht). The estimated income from rooms and facilities in the first year is approximately 2,229,120 baht, with a net present value (NPV) of 6,817,587 baht. The project’s internal rate of return (IRR) is 4.85% and the project payback period (PB) is approximately 13.6 years. Thus, it can be concluded that the investment is viable.
