การบริหารความเสี่ยงของภาคอสังหาริมทรัพย์ในภาวะเศรษฐกิจถดถอย ในจังหวัดชลบุรี

บทคัดย่อ
การวิจัยเรื่องมีวัตถุประสงค์เพื่อ (1) ศึกษาปัจจัยเสี่ยงที่ส่งผลกระทบต่อภาคอสังหาริมทรัพย์ในภาวะเศรษฐกิจถดถอยในจังหวัดชลบุรี (2) วิเคราะห์การบริหารความเสี่ยงของผู้ประกอบการอสังหาริมทรัพย์ในภาวะเศรษฐกิจถดถอยในจังหวัดชลบุรี และ (3) เสนอแนะแนวทางการบริหารความเสี่ยงที่เหมาะสมแก่ผู้ประกอบการอสังหาริมทรัพย์ในภาวะเศรษฐกิจถดถอยในจังหวัดชลบุรี เป็นการวิจัยเชิงคุณภาพ ผู้ให้ข้อมูลสำคัญ ได้แก่ ผู้ประกอบการอสังหาริมทรัพย์ เจ้าหน้าที่รัฐ สมาคมอสังหาริมทรัพย์ชลบุรี และนักวิชาการสาขารัฐประศาสนศาสตร์ จำนวน 21 คน คัดเลือกแบบเจาะจง เครื่องมือการวิจัย คือแบบสัมภาษณ์ ทำการวิเคราะห์ข้อมูลโดยใช้การสรุปความแบบพรรณนา
ผลการวิจัยพบว่า (1) ปัจจัยเสี่ยงที่ส่งผลกระทบต่อภาคอสังหาริมทรัพย์ในภาวะเศรษฐกิจถดถอยในจังหวัดชลบุรี ได้แก่ ความเสี่ยงด้านการเงิน ความเสี่ยงด้านตลาด ความเสี่ยงด้านกฎหมายและนโยบาย และความเสี่ยงด้านสภาพแวดล้อมทางเศรษฐกิจ (2) การบริหารความเสี่ยงของผู้ประกอบการอสังหาริมทรัพย์ในภาวะเศรษฐกิจถดถอยในจังหวัดชลบุรี พบว่า ผู้ประกอบการมีการควบคุมต้นทุน เสริมสภาพคล่อง กระจายแหล่งเงินทุน ปรับกลยุทธ์สินค้าและราคาให้สอดคล้องกับความต้องการจริงของผู้ซื้อ พัฒนาบุคลากรและสร้างวัฒนธรรมการมีส่วนร่วมในการบริหารความเสี่ยง พร้อมใช้เทคโนโลยีและการวิเคราะห์ข้อมูลสนับสนุน
การตัดสินใจ และ (3) แนวทางการบริหารความเสี่ยงที่เหมาะสมแก่ผู้ประกอบการอสังหาริมทรัพย์ในภาวะเศรษฐกิจถดถอยในจังหวัดชลบุรี ได้แก่ การสนับสนุนและเพิ่มโอกาสในการเข้าถึงสินเชื่อของประชาชน
การปรับโครงสร้างโครงการและเลือกพัฒนาตลาดที่มีความเสี่ยงต่ำ การบริหารสภาพคล่องและการวางแผนการเงินอย่างรัดกุม การปรับกลยุทธ์ด้านการตลาดให้สอดคล้องกับภาวะเศรษฐกิจ การติดตามสถานการณ์ตลาดและทบทวนมาตรการบริหารความเสี่ยงอย่างต่อเนื่อง และการสร้างภาพลักษณ์และความน่าเชื่อถือขององค์กร
